Building type

A classification for different types of dwellings. For example, blocks of flats, attached houses, detached houses. The dwelling price statistics utilise the categories blocks of flats and attached houses. The data on attached houses also include detached houses with shares in a housing corporation.

Number of rooms

The number of rooms is the number of rooms in a dwelling. Kitchen is not counted as a room. Dwellings with at least three rooms belong to the category 3h+.

Price per square meter (EUR/m2)

Prices per square metre are weighted arithmetic averages of square metre prices (EUR/m²). Prices per square metre describe regional differences in price levels and they should not be used to calculate price change.

Index (2020=100)

An index is a ratio describing the relative change in a variable (e.g. price, volume or value) compared to a certain base period [e.g. one year]. The index point figure for each point in time tells what percentage the given examined variable is of its respective value or volume at the base point in time. The mean of the index point figures for the base period is 100.

Quarterly change (index 2020=100)

Quarterly change refers to the relative change in the index of the quarter compared with the index of the previous quarter. The change is usually expressed in percentages.

Annual change (index 2020=100)

Annual change is the relative change of the index in comparison with the corresponding time period one year ago (e.g. annual change of total index of consumer prices, i.e. inflation).

Real price index (2020=100)

Indicates the change in real prices compared with the index base time period (e.g. 2000, 1983 or 1970). The real price index is derived by dividing the point figure of the nominal price index with the point figure of the Consumer Price Index of the corresponding time period and base year.

Quarterly change (real price index 2020=100)

Quarterly change refers to the relative change in the index of the quarter compared with the index of the previous quarter. The change is usually expressed in percentages.

Annual change (real price index 2020=100)

Annual change is the relative change of the index in comparison with the corresponding time period one year ago (e.g. annual change of total index of consumer prices, i.e. inflation).

Number of sales, asset transfer tax data

The data on numbers describe asset transfer tax statements received from the Tax Administration by the time of release in the area. The data on numbers of old dwellings in housing companies will become revised in the following releases. Final data for the year are published when all the transfer tax statements are received from the Tax Administration, normally in May. The latest month's number of transactions should not be used when describing the activeness of trading.
The number of transactions include transactions of price controlled HITAS dwellings and Housing Finance and Development Centre ARA dwellings in the area that are not included in the price indices and prices per square metre. HITAS and government-subsidised dwellings and the above-mentioned outlier observations are excluded from the calculation of prices per square metre and indices.
